What are Premier's Rental
and Cancellation Policies? -top-
TO CONFIRM YOUR RESERVATION, a deposit of $220.00 is due.
$200.00 will be credited towards your final balance while,
thirty (30) days prior to your arrival, the remaining balance is
due in full.* $20.00 is a non-refundable booking fee. IF YOU’RE
RESERVATION IS MADE WITHIN THIRTY (30) DAYS OF YOUR ARRIVAL
DATE, we will require full payment at the time the reservation
is made, using any accepted major credit card, as listed below.
Should you prefer to pay by money order, full payment is also
required. Reservation cannot be confirmed until full payment is
received. A SECURITY DEPOSIT OF $250.00 IS REQUIRED against any
damages or loss that may occur during your stay. The deposit can
be made using any accepted major credit card as listed below or
cash upon check-in during normal business hours, or by check up
to (30) days in advance. Charges for any damage or loss will be
applied to your credit card or deducted from your check or cash
deposit. The guest will be reimbursed the full amount or any
portion thereof after the home has been inspected, should no
damage or loss have occurred. This reimbursement will be mailed
to your home address on file in a timely manner. ANY REQUEST TO
CHANGE a confirmed reservation date is subject to availability,
however, Premier will do its best to accommodate you whenever
possible. CANCELLATIONS RECEIVED THIRTY-ONE (31) DAYS or more
prior to your arrival date are refundable subject to a
cancellation fee of $50.00 made-up of a $20.00 booking fee and a
$30.00 administrative fee. ANY CANCELLATION MADE (30) DAYS or
less prior to your arrival date will be refundable at 50% of the
full amount. CANCELLATIONS MADE WITHIN THE TWENTY-FOUR (24) HOUR
period immediately prior to your arrival date are ineligible for
any form of reimbursement.
What are Premier's office
hours? -top-
We are open from 9:00 am to 7.30 pm Monday through Saturday. On
Sundays, we are open from 9:00 am to 5:00 pm. If you will be
arriving after hours, the keys to your home and directions will
be in the lock-box located in front of Premier's office. Upon
receipt of your reservation request, an email will automatically
be sent to you containing directions to our office along with
after-hour procedures.
How old are the homes? -top-
The homes are anywhere from six years to one month old. We are
constantly adding new homes to our inventory.
Where are the homes
located? -top-
All of Premier's homes are located within 15 miles of the Walt
Disney World entrance. Guests will need to come by Premier's
office for registration and to pick up the key to their home.
Do the homes have cable
television? -top-
All of Premiers homes have basic cable. There are no movie
channels and pay-per-view is not available. All homes have at
least one television located in the gathering room.
How many people does a home
sleep? -top-
Every home will sleep two people in each bedroom, plus two
people on a sleeper sofa

A 4 Bedroom Homes sleeps 10
A 5 Bedroom Homes sleeps 12
A 6 Bedroom Homes sleeps 14
This represents the MAXIMUM amount of guest permitted in the
home due to State Fire Regulations and includes all people
regardless of age or size.
What is provided in the
homes and what do I need to bring? -top-
All homes are furnished and fully equipped. There are two sets
of sheets for each bedroom and two sets of towels for each
bathroom. All kitchen utensils and equipment is provided
including, plates, cups, glasses, silverware, pots and pans,
bake ware, and plastic pool dishes. There is a hair dryer, iron
and ironing board and washer and dryer in each home. Homes are
equipped with small hotel soaps and 1 roll of toilet paper in
each bathroom for your comfort upon arrival. This limited amount
is provided to you by Premier; however, replacements are your
responsibility during your stay. It is not necessary that you
replace these items before your departure. Please note that
Premier does not provide dishwasher or laundry detergent
How does the security
deposit work? -top-
A $250 security deposit is required on every rental home,
regardless of duration. This is taken in the form of an imprint
and approval on a credit card upon arrival and is released upon
departure providing there has not been any damage or theft to
the home. If the guest does not have a credit card, a $250 cash
deposit will be required, which will be refunded by mail within
30 days of departure.
Are the pools heated? -top-
All pool homes have pool heat available. Pool heat is NOT
INCLUDED in the rental rate. When placing a reservation online,
you will be asked if you would like to add pool heat as an
option for the duration of your stay. Pool heat charges are as
follows:
If staying for five (5) nights or less: $36.28/day plus tax
If staying for seven (7) nights: $253.96 plus tax
If staying for greater then one week (7 nights) but less than
two weeks (14 nights) you will be charged the weekly rate of
$253.96 plus tax + a daily charge of $36.28/day per additional
day.
Pool heat cannot be switched on until Premier has received full
payment. The pool will take approximately 5 to 8 hours to heat
up to a temperature of 80 to 82 degrees.
Is housekeeping included? -top-
All homes are "self-catering". The home will be cleaned upon
your arrival and will be cleaned once again upon your departure.
The homes are outfitted with a washer and dryer, dishwasher,
vacuum and mop. We will gladly provide daily or weekly maid
service for an additional fee. This can be arranged directly
with any Premier staff at check-in.
When placing a reservation online, you will be asked if you
would like to add a "Mid-Stay Clean" or a "Daily Maid Service".
Mid Stay Cleaning charges are as follows:
3 Bedroom Mid-Stay Clean: $75
4 Bedroom Mid-Stay Clean: $80
5 Bedroom Mid-Stay Clean: $85
6 Bedroom Mid-Stay Clean: $90
Daily Maid Service Charges are as follows:
3 Bedroom Home: $40/day
4 Bedroom Home: $45/day
5 Bedroom Home: $50/day
6 Bedroom Home: $55/day
What are the home's
bedding arrangements? -top-
Master bedrooms have either a king or queen bed. Additional
rooms usually have twin beds in each, although some may have a
double bed. There is a queen size sleeper sofa in either the
living room or family room. Specific bedding arrangements are
available upon request.
How
do the "Executive" homes vary from the "Luxury" homes? -top-
Our executive homes have upgraded "Florida Style" furniture
packages and a beautiful coordinated décor. Each executive home
will have a minimum of two televisions and two telephones, a
king-size bed in the master bedroom, a VCR and a poolside BBQ
grill.
What type of phone system
will be in the homes? -top-
All homes have at least one telephone for outgoing and incoming
calls. Local calls are free of charge. Calls to Orlando, long
distance or international calls will be "blocked", which means
they can only be made with a credit card or with a calling card
once a credit card has been used to activate the telephone line.
Where are the closest
shopping centers/grocery stores? -top-
Guests may elect to have a Welcome Food Pack in the home upon
their arrival. The food packs are especially useful for those
who may be arriving late in the evening. Please see our optional
services sheet for details and pricing. All of our homes are
located in communities that are within 10 minutes to a Goodings,
Publix, or Winn Dixie grocery store. You can obtain directions
from the Premier staff.
What is the setting for a
home? -top-
All are individual homes situated in residential subdivisions.
All homes are privately owned - Premier is the management
company providing all services on the owner's behalf. These
homes have been purchased and furnished specifically as a
vacation home. Although no two homes are alike, furnishing style
and quality is very similar from one home to another. All
properties are furnished and equipped to Premier standards.
